Changes to Vrbo Commission Rates for Stayz & Bookabach

From 1st August 2025, Vrbo is updating the legal entities for Stayz and Bookabach. While this won’t affect how the sites operate or any functionality, there are some important updates for GST‑registered partners.

What You Need to Do

If you are GST registered, you’ll need to:

Enter your GST ID in the Vrbo dashboard:

  • Go to My Account > Account Settings
  • If you have provided this information in the past, Vrbo still requires you to confirm your GST registration and provide your IRD/GST ID.
  • Your first invoice reflecting this change will be issued in mid‑September.

Enjoy reduced commission rates

  • Australia: Commission decreases from 13.2% → 12%
  • New Zealand: Commission decreases from 13.8% → 12%

This gives you the opportunity to lower your markup and be more competitive across Expedia Group sites (Vrbo, Stayz, Bookabach, Expedia, Wotif, etc).

Making Updates in Resly

If you want to adjust your rates in Resly, follow these steps:

Update your rate modifier

  • Go to Express > Vrbo > Mapping > Bulk Update > Rate Modifier = 1.2%

Update your commission settings

  • Go to Settings > General > Agents > Vrbo > Edit
  • Set Commission Rate = 12%
  • Untick “This commission includes GST”

Why This Matters

With this change, you can reduce your rates and become more competitive, helping you attract more bookings across Vrbo and Expedia Group platforms.

The Surcharge Is Dead. Now Comes the Hard Part.

Let’s be clear: the card surcharge, as we know it, is on borrowed time. From 1 October 2026, Australia’s payments landscape will shift following the Reserve Bank of Australia’s payments reform. The practical outcome for accommodation businesses is simple. Visa, Mastercard, and EFTPOS will be able to enforce no-surcharge rules on the cards they cover. For most resorts and hotels, that means the familiar “add 1–1.5% at checkout” model is effectively over.
